The Brent planning route

Wembley is two places, and which one you live in decides the paperwork

North and east of the stadium it is interwar semis and short terraces on regular plots, which extend well and mostly under permitted development. Closer to Wembley Park and the High Street the grain tightens, conservation control bites, and the route changes completely. We establish which Wembley you are in before anyone draws a line.

01Permitted developmentThree metres back from the original rear wall on a terrace or semi, four on a detached. No application, but we still lodge a lawful development certificate so it is on record when you sell.
02Prior approvalBetween three and six metres you go through prior approval. Brent writes to the neighbours, they have twenty-one days, and if nobody objects it goes through without a full application.
03Conservation areaEvery residential conservation area in Brent carries an Article 4 direction, so permitted development is off the table and even small external changes need a full application.
04Party wallWembley terraces sit tight to each other, so notices and a schedule of condition come up on most jobs. We serve them and hold the award. It is in the price.

Asked on nearly every Wembley call
Do I need planning permission in Wembley? Outside the conservation areas, much of Wembley keeps permitted development rights for a single-storey rear extension. Every residential conservation area in Brent carries an Article 4 direction, and inside one even small external changes need a full application. We check your address against the Brent record on the first visit.
How far back can I build in Brent? Three metres from the original rear wall on a terrace or semi, four on a detached house. Beyond that and up to six metres you go through prior approval, which lets Brent consult the neighbours before it decides.
How long does Brent take to decide? Eight weeks for most householder applications once validated, and longer in a conservation area. We draw to Brent's validation standards so it is not sent back on the first pass.

Four miles up the road, not the other side of London

The yard is on Preston Hill, HA3 — four miles from Wembley Park and closer still to Preston and North Wembley. Materials come off our own racks, the skip is ours, and a foreman can be at your door the same week. We cover HA0 and HA9 across Wembley, Wembley Park, Alperton, Sudbury, Tokyngton, Preston and Kenton, and the HA postcodes beyond. Ask, and Joe will tell you straight whether we can do it properly from here.
