What a Harrow loft can take

The first question is head height, and it is answered in ten minutes

Harrow’s interwar semis usually have a cut roof with a decent ridge, which is what makes them convertible. We measure from the existing joists to the underside of the ridge on the first visit: get that number and everything else — dormer or rooflight, where the stairs land, whether it is a bedroom or a store — follows from it.

How much head height do I need? As a rule of thumb, around 2.2 metres from the top of the existing ceiling joists to the underside of the ridge gives you a usable room once the floor and insulation go in. Less than that and we will tell you it is a store, not a bedroom.
Will it need building control? Always. Structure, insulation, fire escape and stairs are all inspected. Ruth books the visits and hands you the certificates at the end.
How long does a loft take? Six to ten weeks for most Harrow dormer conversions. The scaffold goes up once and stays until the roof and the plastering are done.
